Responsibilities:

The HVAC area maintains all BSU HVAC equipment, including the central heating plant. Most newer buildings and several older buildings are controlled and monitored 24-hours a day via Facility Management Systems (FMS) that are manufactured by such companies as Johnson Control, Trane or Siemens. Buildings controlled by a FMS, and those with programmable thermostats, are preprogrammed to the standard university occupancy schedule and State mandated temperature settings. For changes in building/room schedules and/or temperature settings, submit a Facility Request Form or contact the Energy Engineer (listed under Facilities Administration - Architecture and Engineering Office).


The campus area as a whole is defined in terms of HVAC zones of responsibility. Each zone is assigned to one of seven HVAC Specialists who understands the details and characteristics of the buildings, and the HVAC systems and controls, within their assigned zone. A typical workday starts at 7:00 a.m. with a quick check of the FMS for any obvious problems or trouble alarms. Some buildings are visited on a daily basis to check systems operation; others may be visited on a weekly basis. The remainder of the HVAC workday may be spent responding to hot/cold calls, performing preventive or corrective maintenance, reviewing plans for new or remodel projects, inspecting the work of various contractors, or planning seasonal HVAC projects.


Occupants having problems with HVAC systems should call ext. 61409 (work order control). Work order control will contact the responsible individual and alert them to the problem. On nights, weekends, and holidays, ext. 1409 automatically forwards to the 24-hour answering service which contacts Campus Security. Campus Security will contact HVAC personnel when the situation dictates immediate action.


Plumbing:

The plumbers are responsible for both water and gas pipes on campus. They also do regular plumbing jobs -- like fixing leaky pipes, toilets, fountains, and stopped drains.
