Construction Services


Overview:

Facilities, Operations, and Maintenance (FO&M) Construction Service's goal is to provide services to campus customers through the use of either in-house crafts persons or outside contractors to accomplish construction or maintenance projects funded by grant or university accounts. The Construction Services group is committed to comprehensive project services. Project services include planning, programming, estimating, design, material and product specification, contract implementation, inspection and completion. The Construction Services group collaborates with the campus Architectural and Engineering office to insure your project fits with overall campus plans.

Costs:

To provide campus customers with fast service, the FO&M operations developed the Construction Service department as a self supporting group. Consequently there is a cost for the staffs work. The FO&M department only charges direct costs to support the group. Materials and subcontractors are charged directly in the same manner as well. Charges are open book and run though the FO&M maintenance management system. Since our operational objective is to operate on only direct costs, we hold a contingency during the duration of a project and when the project closes below budget, we return any unused funds to the customer.

Project Size:

Facilities, Operations, and Maintenance (FO&M) Construction Services provides services for individual projects of values of less than $50,0000. For projects of greater value, the University Architectural and Engineering office http://www.boisestate.edu/campusplanning/AE will handle the initial phases and reporting to the state then they often turn the project over to FO&M Construction Services for completion.

Customers Participation:

Our customers across campus have a variety of needs and skill levels. As such we provide different levels of service and welcome the customer's participation in a project. Some customers prefer a turn-key project and only want to be updated on progress. Conversely, some customers desire a more integrated role up to and including project coordination. We can accommodate customer preferences. Though due to complexities of contracting and state rules, the role of project bidding, compliance, verification, and payment of contractors remain with our Construction Services department.

In-House Crafts Persons:

The FO&M Construction Services utilizes University shop craft persons. The university staff is uniquely suited to university projects as they consider the sensitive nature of a university environment. The in-house crafts include all trades normally found in construction efforts.

Outside Contractors:

When a projects scope, schedule, or specialty requires the services of an outside contractor, we hire the appropriate contractor and manage their efforts to insure the customer receives the same level and quality of service as our in-house staff. This process works very well as it allows the Construction Services group to remain small and use outside contractors during the busy periods of the year to supplement the service to the campus customer.
