We’re so glad you’re ready to apply for housing at the University Apartments!
The University Village and Heights Apartments are designated for students with families, couples, and graduate students. Units are popular and the turnover rate is low, which means that limited space is available.
Apartments are leased long-term, rather than per semester, for the entire unit. We do not offer shared units with split rent. Shared housing for graduate students is available at Yale Court and our Sophomore and Above properties.

Eligibility
Students must meet all listed requirements, according to their academic status as a Graduate Student or Undergraduate Student.
Graduate Student:
- Be enrolled in a minimum of 9 credits.
- Maintain good academic and disciplinary standing with the university.
- Graduate students may elect to include additional occupants in their household. Additional occupants are defined as follows:
- Dependents: Spouse, domestic partner, child, parent, sibling.
- Unrelated graduate student who is taking a minimum of 9 credits, and is in good standing with the university.
Undergraduate Student:
- Be enrolled in a minimum of 12 credits.
- Maintain good academic and disciplinary standing with the university.
- Required to have dependents (defined above).
Application Process
Once a unit becomes available at the Heights and Village Apartments, or at Yale Court, we’ll list it below.
Prior to reaching out, please ensure you meet the eligibility requirements above and review the Frequently Asked Questions (FAQ) page, which contains rent rates and general move-in information. Due to limited unit inventory, we cannot guarantee students with placement in the apartments.
When you see an apartment listed below, please send an email to our office at apartments@boisestate.edu to request the available unit. In the subject line of your email, write “Available Apartment Request” and include the following information in the body of your email:
- Your full name and Boise State student ID number.
- Are you a graduate student or undergraduate student? (Undergrads not permitted at Yale Court)
- Do you have additional occupants that will be living with you? (Additional occupants not permitted at Yale Court)
- The name of the property you are interested in.

Our office will reply to your request within one business day. At that time, you will either receive an official offer for the available unit, or we will let you know the unit has been offered to someone else.
If you receive an offer for an apartment, you will have 24 hours to accept. Should you accept the offered unit, you will have 3 days to complete and submit the Apartment Application, and pay the $100 application fee. A $250 security deposit will be charged to your student account and is due by your move-in date along with the first month’s rent.
Please note: Units are offered on a first-come, first-served basis, and waiting lists are not available. We do not hold units after an offer has been made, so it is recommended that students request the available apartment no more than two (2) weeks prior to their anticipated move-in date.

This list is updated on Wednesdays every week between 9 AM – 12 PM. If no apartments are listed, none are currently available.
- University Yale Court: 2 female single occupancy rooms. Move-in available now. Pictures will be provided to those who receive and accept move-in offers.
