University Apartments Office

Where is the office located and when is it open?

The Apartments Office is located at 2580 W. Boise Avenue, Boise, Idaho 83706.

Monday – Friday 9 AM – 7 PM

Saturdays 10 AM – 6 PM

Closed Sundays

*Holiday and Summer/Winter break hours will be posted on the Apartments Office front door and communicated with residents via their Boise State email account.

Apartment Properties

What apartment types are available and what’s the rent cost?

The University Village and Heights Apartments are designated for students with families, couples, and graduate students. Apartments are leased long-term, per academic year for the entire unit. We do not offer split rent or accommodate roommates in the on-campus apartments.

Utilities and Amenities

What is included in the cost of rent?

Utilities:

WIFI: Both wireless and wired internet are available at the University Apartments. For instructions on how to connect, please review the Office of Information Technology website.

Laundry Facility: Located at the Apartments Office, washers/dryers are available to residents 24/7.

Village Community Courtyard: Grassy area for outdoor gatherings, BBQ grills, picnic tables and benches, bicycle racks, and playground.

What furnishings or appliances come with the apartment?

The University Heights and Village Apartments consist of unfurnished units. Residents must supply their own furnishings.

What is my physical and mailing address?

Prior to moving into the Apartments, you will receive a “move-in” email that contains your new physical and mailing address. You may also review mailing address information here.

Mailboxes can be found in centralized locations at the apartments community. All packages that are too large for resident’s individual mailbox and those delivered by Amazon, FedEx, DHL, or UPS  will be delivered to the University Apartments Office. Packages are checked-in at the front desk, secured, and residents are notified when they are ready to pick-up. The front desk does not track resident’s packages, so residents should reach out to the package carrier to inquire about delayed or missing packages. Mailboxes are managed by the United States Postal Service (USPS) and issues with mail delivery should be reported to their office.

When you move-out of housing, it is your responsibility to forward your mail by submitting a change of address form online at USPS.com.

Housing Lease Agreement Terms

What is the duration of the Apartments Housing Agreement?

Housing Agreements or Housing Contracts start the day you move-in to the apartments and end on May 31 of that academic year. For example: If you move-in on November 5, 2026, your lease will end May 31, 2027.

Beginning in April of each year, you will be notified of the opportunity to renew your apartment housing contract until May 31 of the next year, as long as you still meet the eligibility requirements.

Where do I find the rules for living in on-campus housing?

The University Housing Community Standards provide detailed information about resident expectations for living in housing. This includes but is not limited to unit condition standards, quiet hours, pets, and safety/security support for residents.

The Student Code of Conduct is also a helpful resource.

Can I move from the residence halls to the apartment community, or from one apartment to another during the academic year?

Yes, if you meet eligibility requirements and there is availability.

Residents currently living in an apartment must wait 90 days prior to requesting to move into a different apartment unit (i.e. from Heights to Village).

Security deposits are not transferrable and a new deposit of $250 will be due for the new unit.

Are pets allowed in the apartments?

Sorry, no. Due to health, safety, and facility concerns, the only pets allowed are fish in aquariums (10 gallons or less). Trained service or companion animals required by a qualified person with a disability are the only exception to this policy and must be approved by the Educational Access Center at (208) 426-1583.

Campus Resources and Additional Information

Do I need a parking pass/permit to park at the Apartment communities?

Yes, valid parking permits are required for all residents and guests to park in the Apartments parking lots. Please refer to Parking and Transportation Services website or call (208) 426-PARK for details about permits and cost structure.

Is parking available for guests at the Apartments?

Yes, every student who is living in Boise State University on-campus housing can make use of free guest parking passes: 5 days total, per month.

Student housing residents must send their request for guest parking passes to parkingquestions@boisestate.edu. Requests are processed during regular business hours (Monday – Friday from 8 a.m. to 5 p.m.).  If a request is submitted after these hours, it will be processed on the following business day.  Should your visitor receive a parking ticket due to a delay or error in processing the visitor parking request, the visitor will need to follow the standard appeal process found on the Appeals webpage.

How do I get to and from classes if I don’t have a car?

The Bronco Shuttle provides free, reliable transportation throughout Boise State’s campus and nearby areas. It operates multiple routes year-round, helping riders reach classes, housing, and campus destinations efficiently.

All shuttles are ADA accessible and equipped with bike racks for your convenience.

Is there a fitness center available to residents?

All full-fee paying students have free access to the Campus Recreation Center, which features great workout equipment, fitness classes, indoor courts, swimming pool, climbing wall, and much more. For more information, visit Recreation Services.

What school district will my kids attend?

Information about specific schools, staff, school calendars, class start and end times, and school events can be accessed through the Boise School District website. Most children attend the following schools, which are located closest to the Apartments communities:

Financial Information

How is rent charged?

Rent is charged to your student account on a monthly basis, and is due by the 25th of the month for the following month. For example: February rent is due by January 25th.

Late Payment Fee

A late payment fee of $10 or 1.75% of the balance due, whichever is greater, will be assessed if payment is not received by the Financial Services Payment and Disbursement Center by 4:30 p.m. on the first day of the month, or when the first day falls on a weekend, on the following Monday.

Can I use my financial aid to pay for the Housing Application fee? Deposit? Rent?

Financial aid does not cover the payments of the application fee or the security deposit, but it may cover the rent. Any aid will first be applied to tuition and fees, then remaining aid may be applied towards rent.

If I cancel my application, do I get my application fee back?

You may cancel your application prior to move-in, however, the $75 application fee is non-refundable.

Safety and Emergencies

How safe are the apartments?

The University Apartments are located in what is considered a safe neighborhood of Boise. Campus Public Safety/Security is responsible for building security, grounds security, citizen assistance, emergency response, and alarm monitoring. Security Officers patrol the facilities weekdays from 4 p.m. to 7 a.m. and 24 hours per day on weekends and holidays. Campus Security can be contacted at (208) 426-6911.

Please be advised: Residents are expected to not prop-open doors, or let unknown people into housing buildings or facilities.

In the event of an emergency, please dial 911.

Who do I call if there is a maintenance emergency in my apartment after-office hours?

For maintenance emergencies during office hours, residents should submit a maintenance request form online AND call the Apartment Office front desk: 208-447-1002.

For after-office hours maintenance emergencies, residents should contact Campus Public Safety/Security at 208-426-6911. Examples of after-hours maintenance emergencies are: Fires, floods, unit lock-outs. Please wait for the office to open for  matters that are not time sensitive, such as package pick-up and clogged bathtub drains.

How do I protect my belongings from being damaged or stolen?

We require residents purchase renter’s insurance to protect themselves and their belongings.

Renter’s insurance will be required to live in on-campus housing, effective academic year 2026-2027 (starting June 1, 2026).

Is alcohol allowed on the premises?

Students of legal age residing in the apartments will follow State laws and University Community Standards policy regarding alcohol use. Students of legal age may not contribute to the delinquency of minors – by purchasing, providing or making alcohol available to underage students and/or their guests, with the exception granted those minors in their stewardship (children or dependents). Possession and/or consumption of alcohol are prohibited in any public area of university-owned buildings or grounds. Therefore, alcohol is not allowed on landings, balconies/decks, in the parking lots and outside housing facilities on university grounds.

Kegged (tapped) beer, other common containers of alcohol (e.g. punch), and other large quantities of alcohol are prohibited in all housing facilities, including apartments. Parties and other gatherings where alcohol is shared are prohibited.

A person is considered in violation of Housing and Residence Life’s policy on alcohol use if his or her personal alcohol consumption infringes upon the rights of other persons or property.

Is smoking allowed?

Boise State is a smoke-free campus, and smoking is not permitted in the apartments or on any university property. Please see the smoke-free policy.

What is the apartments fire safety system like?

University Heights Apartments are of brick construction. Each apartment has standalone ceiling-mounted smoke detectors, manual pull stations in the exterior stairwells, and exterior audible and visible alarm notification devices. Fire extinguishers are provided in the unit.

Every unit comes with a wall-mounted carbon monoxide detector.

Housing Move-Out

What do I do when I’m ready to move-out of housing?

When it’s time to move out, please notify the Apartments Property Manager by emailing apartments@boisestate.edu and provide your expected move-out date.

You will receive move-out instructions, including housing contract early release request information, if applicable. Upon vacating the unit and returning your keys to the University Apartments Office, a move-out inspection of your unit will be completed. Additional fees for property damages, repairs, and cleaning may be assessed to your student account. Failure to return your keys will result in an improper check-out fee of $150 and/or a lock change at your expense. The security deposit and any pro-rated rent (for unused days) will be credited to your student account within 30 days of move-out.

If any of your property is left behind, you will be charged for the removal of any property and daily storage fees. If property is not reclaimed, it will be treated as abandoned property, and the university may donate or otherwise dispose of such property without liability.

Residents who are charged additional fees (table below) will also be provided with the fees appeal process.
