Move-Out Process and Details
STEP 1: Prepare to Move-out
Notify the University Apartments Team
Please send an email to apartments@boisestate.edu 30 days prior to vacating your apartment with the subject line “Moving Out.” Include your approximate move-out date and reason for moving out.
University Apartments staff will provide you with instructions for terminating your housing license agreement (Step 2) and move-out information (Step 3).
Failure to complete all steps in the move-out process may result in additional administrative charges.
Move-Out During Your Month of Graduation
*If you move-out before or after your graduation month, you may incur the early contract termination fee if you do not meet one of the following qualifying events listed.
STEP 2: Terminate the License Agreement
The license agreement you signed when you applied for housing is a legally binding document for the applicable term until May 31.
If you are seeking to terminate your license agreement and any of the following four (4) reasons listed apply to you, you will be released from your license agreement with no additional fees.
- Graduation (Congratulations! No documentation required)
- Enrollment and participation in an approved university study abroad program (documentation required)
- Acceptance of an Internship opportunity that requires you to leave on-campus housing (documentation required)
- Drafted or commissioned by the U.S. Armed Forces for active duty (documentation required)
All other reasons will be considered “leaving without a qualifying event” and have a license agreement cancellation fee of $800.
Complete the Release Request
To start a release request, log into your Housing Portal and select Housing Contract Release Request.
Enter the date you plan to move-out of your housing assignment and select the option in the drop down menu that pertains to why you are canceling your apartments license agreement.
You will then be brought to a page requesting information about the reason for cancelling. Take your time reviewing expectations and cancelation fees associated. Note that if you are cancelling due to Military Leave, Exchange/ Study Abroad, or an Internship, additional documentation will be required to submit your request.
The Release Request Confirmation page will contain important details regarding next steps and the move-out process. Once your Release Request is submitted, you should receive a confirmation email to your Boise State email account. Keep an eye on your Boise State email account following your submission for your decision letter.
Please be advised that you can move out of housing at any time, and are not required to remain in housing until a decision has been reached regarding the $800 cancelation fee.
Step 3: Move-Out Checklist and Key Return
- Clean your unit to the best of your ability. Wipe down surfaces, scrub bathroom and kitchen appliances, vacuum and mop.
- Remove all personal items from the apartment; any items left behind will result in a disposal/moving fees (please do not leave furniture by or in the dumpsters to avoid fines). See the following “Additional Information” section for ideas about how to dispose of unwanted personal items and furniture.
- Complete a final walkthrough of your apartment on your own, double checking cabinets, closets and fridge/freezer for items.
- Check your mailbox one last time and be sure to submit a change of address form online at USPS.com to have you mail forwarded.
- Stop by the Apartment Office, open Monday-Friday 9 AM – 7 PM and Saturday 10 AM – 6 PM, to return your keys (
apartment, mailbox, laundry keycard) in order to be officially checked out of your apartment.
Housing Refund
Once a move-out inspection of your vacant unit has been completed by University Apartments staff, your $250 security deposit- minus applicable cleaning and damage repair fees- will be credited to your student account.
You will also receive a prepaid rent credit for any unused days after move-out. For example, if you have pre-paid rent for the entire month of August and you move-out on August 20th, you will receive a rent credit for August 20 – 31 (11 days).
Housing refunds may take up to 30 days to process.
Residents who incur additional cleaning and/or damage repair fees will also receive instructions about how to appeal those fees.

Additional Move-out Information
Disposal of furniture and personal items
Apartments are rented unfurnished and must be returned to the University unfurnished when residents move-out.
Plan to take unwanted furniture or personal items to the City Dump facility, to local thrift stores as donations, or post on Facebook Marketplace. You may also create a “For Sale” flyer and post pictures of items for sale in the laundry facility on the “Current Events” whiteboard.
Improper disposal of unwanted items outside the community dumpster enclosures will result in fines being assessed to individuals found responsible. Dumpster areas in the north and south Village Apartments parking lots are monitored on video surveillance cameras by the Boise State Public Safety Department. The fine for leaving furniture and/or other personal items outside dumpsters is a minimum of $200.
If personal property is left behind in the unit, residents will be charged a fee for removal of the items and/or daily storage fees for the University to hold items. If property is not reclaimed within 30 days, it will be treated as abandoned property, and the University will donate or otherwise dispose of such items without liability.
